Grand View Estates, Colorado

Geography

Grand View Estates is located in northern Douglas County between Stonegate and Parker to the east and Lone Tree to the west. It is just south of Exits 2 and 3 on the E-470 toll highway and is 20 mi south of downtown Denver.

The Grand View Estates CDP has an area of 2.635 km2, including 0.051 km2 of water.

Demographics

There were 243 households, out of which 39.1% had children under the age of 18 living with them, 76.1% were married couples living together, 3.3% had a female householder with no husband present, and 16.9% were non-families. 11.5% of all households were made up of individuals, and 3.3% had someone living alone who was 65 years of age or older. The average household size was 2.84 and the average family size was 3.11.

In the CDP, the population was spread out, with 25.6% under the age of 18, 6.2% from 18 to 24, 30.4% from 25 to 44, 31.4% from 45 to 64, and 6.4% who were 65 years of age or older. The median age was 40 years. For every 100 females, there were 111.3 males. For every 100 females age 18 and over, there were 104.8 males.

The median income for a household in the CDP was $66,250, and the median income for a family was $70,250. Males had a median income of $56,625 versus $30,855 for females. The per capita income for the CDP was $27,616. About 3.2% of families and 1.9% of the population were below the poverty line, including none of those under the age of eighteen or sixty-five or over.
